The property is free of all encumbrances and mortgages and is registered in the land registry without restrictions. All legal and construction documentation is fully in order and will be handed over to the new owner upon transfer of the keys.

  • The keys to the property are handed over after full payment of the purchase price

The property is being sold by a private seller. In the case of a buyer represented by an agent, the buyer covers the agent’s fees.
By law, the seller covers the cost of the purchase agreement, notarization, and the 2% property transfer tax.

Sale to Foreign Buyers

As the property seller, I am open to selling to buyers who are not EU citizens.

The international sale process will be conducted through a notary experienced in handling foreign ownership rights, in cooperation with the Ministry of Justice – Directorate for Civil Law (the authority responsible for granting property ownership rights to foreign nationals).

According to my understanding, the sale to non-EU citizens may require the establishment of a company in Slovenia. The buyer must independently, or with the assistance of a notary, apply for permission to purchase from the Ministry of Justice. Only after approval is granted can the purchase agreement be signed and notarized. This applies to citizens of Russia, Ukraine, the United States, and other non-EU countries.

For EU citizens, the purchase procedure remains unchanged and is identical to that of a Slovenian buyer.
